Who this covers

This policy explains how JMI Property Services, Inc., doing business as JMI Group, referred to here as JMI, handles personal information collected through this website. It applies to this site and the forms on it.

JMI Constructors and Sagestone Homes publish their own websites. Each carries its own privacy policy, and that policy applies to information you send through that site.

Services we link to that are operated by other companies handle your information under their own policies. The tenant portal is the main one. Once you follow a link into it, the policy of that provider applies.

Information we collect

Information you give us

Our forms ask for your name, email address, and phone number, along with any details you choose to write in a message field. Depending on the form, we also ask what you are looking to do and what type of property you have in mind.

Those forms appear on the Contact page, on individual space listings, on the Brokerage page, and on the tenant request pages for keys, access, and maintenance.

Information collected automatically

Our website and the services it uses record standard technical information when you visit. That includes your IP address, browser and device type, the pages you view, the time of your visit, and the site you arrived from.

How we use it

We use the information you send to answer your question, return your call, arrange a showing, process a request on a property we manage, and keep a record of the inquiry.

Giving us a phone number means a member of our team may call or send you a text message about your inquiry or about a property we manage for you. Those messages come from our staff, not from an automated service, and standard message and data rates from your carrier may apply. Tell us to stop and we will.

We use technical information to keep the site working, understand which pages people use, and improve what we publish.

We do not sell personal information, and we do not share it with other companies for their own marketing.

Who we share it with

We share information with companies that run parts of this site and our operations on our behalf. Each one receives only what it needs for that work.

• Hostinger, website hosting.
• GoHighLevel, form handling, contact records, and email.
• AppFolio, the tenant portal, tenant records, and payments.
• Google, website analytics and the maps and directions links on our Contact page.
• YouTube, a Google service, for video shown on our homepage.
• OpenStreetMap, map images shown on our listings, Brokerage, and Contact pages.

We also share information where the law requires it, where it is needed to protect our rights or the safety of others, and with our professional advisers. If our business or part of it changes hands, information may transfer as part of that transaction.

Cookies and analytics

This site uses cookies and similar technology. Some are needed for the site to function. Others help us measure how the site is used, through Google Analytics.

Two features load content from other companies and can set their own cookies or record your IP address when a page loads. The video on our homepage is served by YouTube, and the maps on our listings, Brokerage, and Contact pages load images from OpenStreetMap.

You can refuse or delete cookies in your browser settings. Parts of the site may stop working normally if you do. Google offers a browser add-on that opts you out of Google Analytics across every site that uses it.

Tracking across other sites

The Google and YouTube services described above are capable of collecting information about your browsing over time and across other websites. We do not control that collection. We allow no other third party to collect personal information about visitors to this site for their own purposes.

Do Not Track

Some browsers send a Do Not Track signal. No common standard governs how a site should answer one, and this site does not respond to it. The cookie controls in your browser, and the Google Analytics opt-out above, remain available.

Tenant information

Tenants of properties we manage have a separate relationship with us that is governed by the lease. Tenant records and payments are handled in AppFolio. Payment card and bank account details are entered into that service and are not stored by us on this website.

Security

We take reasonable steps to protect the information we hold, including access controls and providers who maintain their own safeguards. No method of transmission over the internet is completely secure, and we cannot guarantee absolute security.

Your choices

You can ask us for a copy of the personal information we hold about you, ask us to correct it, or ask us to delete it. Write to the address below and we will respond.

You can also tell us to stop calling or sending text messages, and to stop sending email, at any time.

Changes

We may update this policy. The date at the top shows when the current version took effect, and a new date will appear there when it changes. Material changes will be posted on this page.
